How a Well-Landscaped Yard Adds Value to Your Home

It probably goes without saying that your home’s curb appeal is important for the first impression that it provides your neighbors & guests … and potential buyers. But, did you know that a well-landscaped yard can actually add value to your home?

Although it might be difficult to pin down exactly how much curb appeal impacts the value of your home, some experts suggest that it could add from 5.5 percent to 12.7 percent to the home’s value, depending on the type of landscaping and the home’s original value. It’s important to note, however, that the lack of landscaping or a poorly maintained yard can have the opposite effect and actually detract from your home’s value.

Among the things that contribute to curb appeal are simple undertakings, like regular mowing, pruning, and annual mulch application. But a well-landscaped yard doesn’t stop there, or even with the planting of a few flowers or shrubs. Rather, you should approach landscaping with a well-thought out and comprehensive plan for your outdoor space.

So, let’s take a look at a few things that you should consider to ensure your curb appeal adds to the value of your home.

Make a plan

Your landscaping shouldn’t be done on a whim, with a tree added here and a shrub added there. Rather, approach your landscaping the same way you approached the design or decor of the interior of your home. Consider the big picture, and how the individual plant choices, features, and spaces impact the overall appearance of your exterior. A landscape that’s assembled piecemeal looks disorganized, is unappealing, and can turn a buyer off when the time comes.

Don’t rely on pretty perennials

Perennials can help your home’s beauty blossom in the spring and through the summer, but ensure your landscaping is balanced so that it looks good year-round. Don’t just choose plants that are in season, but rather be sure to include year-round plants that will keep curb appeal going strong as the weather changes.

Too many trees can be too much

Though the idea of living among big beautiful trees can seem idyllic, a forest-like landscape might actually detract from your home’s value. Ensure that there are not too many trees close to your home’s foundation that could cause problems or put you at risk for storm damage. And consider that kids (and pets!) like room to run and too many trees can get in the way of a spacious backyard.

Don’t forget the deck

While you may just think of your yard, flowers, and trees when you think of landscaping, your deck or patio is really the crown jewel of your outdoor space. A nice deck or patio certainly can add to the value of your home, but it can easily go the other way if not maintained. Rotting or broken wood on a deck can make it unattractive and unsafe, a cracked concrete patio can be an eyesore, especially if weeds start sprouting through the openings, and uneven surfaces can be a tripping hazard.

Going big is not always the best bet

Custom projects like a pizza oven or outdoor kitchen can be expensive and may not provide a good return on your investment. Keep in mind that the more niche your project is, the less universal appeal it will have to buyers. And, yes, we are talking about that koi pond that you just have to have! While water features can certainly add to your home’s overall landscaping and curb appeal, large ones can require costly maintenance and turn into an eyesore if left untouched.
